Bac Giang city accelerates new urban area projects

(BGO)- Currently, 6 projects on new urban and residential areas invested by enterprises with a total land area of 64.4 hectares and investment rate of about 945 billion VND (41.5 million USD) are implemented in Bac Giang city. These projects are being accelerated to put the products on real estate market.

Thanks to precise directions of the provincial and municipal People’s Committees, close collaboration between the relevant agencies and enterprises, the 4 ongoing projects have gained positive results. Particularly, phase 1 of Bach Viet Lake Garden project at Dinh Ke ward is being completed with land clearance rate of 99% and technical infrastructure on a land area of 14.8 hectares.

Some typical streets have been built with duplex and single villas and apartments provided with adequate light system, internal and connected roads, green trees and grounds which are 90% completed as the approved project while ground leveling for the traffic road system phase 2 on 3.82 hectares of cleared land have been implemented. The purchasing contracts of 14 duplex and single villas and apartments have been signed contributing 32 billion VND (1.4 million USD) to state budget.

Land clearance and technical infrastructure for Dong Cua 2 new urban area is being completed on the cleared area of 4.95 out of 5.3 hectares while 67 out of 163 lots have been transferred. The project of residential area no 4 on 295B road at Tan My commune completed 97.9% of land compensation and clearance while the investor is completing technical infrastructure construction on 6.4 out of 6.56 hectares of the project which has fulfilled conditions for the first land use right transfer. The products have been put on real estate market.

The project of Cho Coc residential area and local market at Dinh Tri commune has been facilitated to complete 100% of land clearance area. Currently, the investor is implementing ground leveling reaching 90% of total volume and constructing drainage system and traffic roads with the construction value of about 20 billion VND(878,000 USD) (33% of the project). 

Besides, Bac Giang city is coordinating with the investor to carry out land clearance for My Do new urban area project reaching 70% while the KOSY new urban area project is 60% completed. These projects will implement both land clearance and infrastructure construction until the end of 2018.

Bac Giang MPC assign the Management Board of Construction Investment Projects No 1 to negotiate and sign the contract supervising construction works of the urban and residential area projects; collaborate with Department of Construction to monitor the construction sites; conduct regular investigations and directions to strengthen management of construction quality and ensure work safety and hygiene. They also directed related divisions, sectors, related wards and communes to fulfill their responsibilities, take initiative to handle their tasks under their competence and facilitate enterprises in implementing the projects.

To gain this result, the municipal government defined land clearance for new urban and residential area and urban development projects as their key tasks.

Leaders of the municipal people’s committee (MPC) conduct weekly and monthly investigations at construction sites then hold meetings to evaluate work outcomes and progress and seek solutions to handle difficulties in land clearance.

According to Nguyen Van Thao, Vice Chairman of Bac Giang MPC, in order to deal with obstacles of each project, the city highly focus on directing its competent agencies such as the Center for land and industrial cluster development, Urban Management Division and related communal people’s committees to join hand in mobilizing the grassroots to support the urban development projects and land clearance. 

They continue to collaborate with provincial competent agencies to deal with suggestions of locals in line with laws and legal document. In addition, the MPC collaborated with the provincial departments of Construction, Finance and Transportation to finalize the appraisal of construction drawings, cost estimate, land price and construction permit procedures on expanding the road alongside BOT route to boost up the projects of Bach Viet, My Do and KOSY urban areas and Cho Coc residential area and local market at Dinh Tri commune avoiding project delays.
